Why So Many Korean Rooftops Are Green—and Why Some Are Turning White

Look down from an elevated subway line in Seoul and the same color appears again and again: glossy green spread across the flat roofs of villas, workshops, and small commercial buildings. It can resemble a rooftop garden from a distance, but most of these surfaces are not planted. They are waterproof coatings.

The color tells a practical story about Korea’s concrete buildings, heavy summer rain, widely available urethane products, and the routines of small-property maintenance. The newer white roofs appearing beside them tell a second story about heat and energy.

The short answer

Many older low-rise Korean buildings have exposed flat concrete roofs. Water can enter through cracks, joints, and an aging surface, so owners apply a liquid waterproofing system. Green urethane became a familiar and widely stocked option, and the color persisted through repeated maintenance cycles.

Research on Korean buildings describes green urethane-based waterproofing as the country’s common conventional roof finish. The green color is associated with pigments including chromium oxide, while the urethane layer provides the flexible waterproof membrane.

White “cool roof” coatings serve a different purpose. They are designed to reflect more solar energy and release absorbed heat more effectively, reducing the roof-surface temperature. A cool roof still needs a properly prepared and waterproofed substrate; white color alone does not repair a leaking roof.

Why flat concrete roofs need attention

Korea’s low-rise neighborhoods contain many reinforced-concrete buildings with usable flat rooftops. A flat roof can hold water longer than a steep tiled roof, especially when drains are blocked or the surface has settled unevenly. Seasonal temperature changes also place stress on joints and small cracks.

Liquid-applied urethane is useful because it can form a continuous membrane across a complicated surface. Contractors can coat around drains, pipes, parapets, and rooftop equipment without cutting and joining large sheets at every obstacle.

That does not make the material permanent. Standing water, ultraviolet exposure, foot traffic, poor preparation, and movement in the concrete can damage a coating. A roof that still looks green may nevertheless have cracks or failed edges.

Why green became the familiar color

There is no good evidence that Korean cities chose green roofs for decoration or required the color as a universal design rule. The more convincing explanation is industrial habit: green urethane waterproofing became common, manufacturers and contractors supplied it repeatedly, and owners used a familiar replacement when maintenance was due.

Chromium oxide is a stable green pigment used in outdoor coatings. Academic research on Korean rooftop classification identifies chromium-oxide-containing waterproof paint as a reason for the distinctive color. The pigment explains the appearance, but it should not be confused with the waterproofing function of the entire coating system.

Once a product becomes ordinary, it gains another advantage: contractors know how to quote it, building owners recognize it, and local stores keep it in stock. The color becomes part of the city without anyone planning a citywide aesthetic.

Green-painted roof is not a green roof

In environmental design, a “green roof” normally means a roof with plants, soil or growing media, drainage, and structural planning. Korea’s green-painted urethane roofs are waterproofed surfaces, not rooftop gardens.

The distinction matters because the environmental effects are different. A planted roof can retain rainwater and provide habitat or shading. A conventional green coating mainly protects the concrete from water. A reflective cool roof aims to reduce solar heat gain.

Why some roofs are turning white

Dark green absorbs more sunlight than a high-reflectance white surface. As hotter summers increase concern about top-floor heat and urban heat islands, Korean cities and community groups have tested cool-roof coatings on homes and public buildings.

A field study published in the journal Sustainability compared cool-roof systems with conventional green urethane and other coatings on Korean test structures. Another Korean building study reported that its cool-roof surface was up to about 9°C cooler than the comparison surface under the measured conditions.

Those figures should not be treated as a promise for every building. The result depends on solar exposure, insulation, ventilation, roof condition, coating reflectance, season, and where the temperature is measured. A lower roof-surface temperature does not translate directly into the same reduction in indoor room temperature.

Korea’s Green Remodeling program defines a cool roof more broadly as a high-reflectance, high-emittance roof finish that reflects sunlight and releases absorbed heat. This performance definition is more useful than simply asking whether the roof is white.

Why the change is gradual

A building owner rarely removes a sound waterproof layer only to change its color. Roof work costs money, can interrupt use of the space, and must be scheduled around dry weather. Many owners wait until the existing surface needs repair.

White surfaces also show dust and staining more clearly. Rooftops used for drying laundry, storing equipment, or occasional foot traffic may require a finish selected for both reflectance and durability. In some buildings, exterior insulation or drainage repair may deliver more value than a coating change alone.

What renters and buyers should look for

The color is less important than the roof’s condition. If you are considering a top-floor unit in a low-rise building, check:

  • water stains or peeling wallpaper near ceilings and exterior walls;
  • musty smells after rain;
  • cracks, blisters, or lifted edges in the rooftop coating;
  • blocked drains and standing water;
  • the date and scope of the last waterproofing work;
  • whether rooftop equipment has been installed through the membrane;
  • indoor heat and air-conditioning use during summer.

A glossy new coating is not proof that all underlying damage was repaired. Ask what preparation and crack treatment were completed, and whether the work came with documentation or a contractor warranty.

Do not treat rooftop coating as a casual DIY project

Working at height creates a fall risk, and waterproofing failures can affect several households. Surface moisture, primer compatibility, mixing, curing time, drainage details, and weather all matter. Tenants should not paint or alter a shared rooftop without the owner or building management’s permission.

If there is an active leak, document when and where it appears and report it promptly. A professional inspection can distinguish a failed coating from problems around drains, parapets, pipes, or exterior walls.

What the rooftop colors reveal

Korea’s green rooftops are a good example of how a practical building product can become part of a national visual landscape. They reflect the needs of exposed concrete roofs and the momentum of an established maintenance market. White roofs show how the same ordinary surface is being reconsidered as cities adapt to heat.

Neither color tells the whole story. A roof works when its drainage, waterproofing, insulation, and maintenance work together.
